Greater London Overview

Take up in London totalled 3.8 million sq ft in 2023, predominantly held back by a lack of deals in units over 50,000 sq ft. The reduced volumes were due to a shift in sentiment from occupiers aiming at futureproofing their businesses and focussing on better quality units. In the smaller size range, volumes remained resilient, 7% ahead of the 10 year average for units below 50,000 sq ft.

Whilst investment volumes are down on the previous record years, they remain ahead of the "Pre-Covid" average. Net Initial Yields in London remain stable at 3.7% according to MSCI's Quarterly Property Index.

Take up in London reached 3.8 million sq ft, heavily weighted towards units below 50,000 sq ft which formed 75% of all space occupied. In the smaller size range take up remained strong and was 7% ahead of the 10 year average of 2.8 million sq ft.

CURRENT SUPPLY ACROSS GREATER LONDON (SQ FT)

Vacancy maintained its upward trajectory through 2023, due to a significant amount of speculative development delivered throughout the year, with the “all industrial” vacancy rate reaching 5.5%. However, a lack of development will allow the vacancy rate to start falling, whilst driving an already low “Grade A” supply even lower.

INDUSTRIAL INITIAL YIELDS BY GEOGRAPHY

Net Initial Yields have remained stable through 2023 with London standing at 3.7% well below the remainder of the UK and the "pre covid" average (2010-2019) of 4.7%.
